c9% p.a. at I&M Bank. You need to have dollar income to be granted the loan.

Welcome @Wa_ithaka. 9% the midpoint. This is the rate they will give you unless:
1. You have negotiating power in which case they may lower it by 1% or so
or
2. You are a high risk person in which case they may increase it by 1% or so
