As you put it priorities, for me home ownwership has always been a bigger priority rather than getting a vehicle. Also, having recently shifted to Nairobi is what has maybe created the need for me to get a vehicle. However, I still place home ownership as a priority.

Why not move to Everest Park? Its closer(a few hundred meters), its on the road so no need to worry about dust or mud and has decent finishing.

As someone who won't be getting a vehicle till probably end of the year, which of the two options is commuter 'friendlier' or if you do know any options around Syokimau or Mlolongo I would appreciate.



This is very sad. I look forward to the day developers actually deliver what they promise but this is Kenya, it will probably never happen. I remember that guy who was complaining about using pit latrines. A friend bought an apt. in Kikuyu town and now, all the shiny parts are breaking off, mbao are chipping etc. I think it's better to build your own home

I acually do have a life contrary to how it sounds. GreatWall, I had checked out Phase 1 initially and wasn't that impressed. Haven't checked out Phase 2 or 3, but I live alone so what would I be doing with 3 bedrooms?

What's the total sqm for houses at Sunset Boulevard? 2-bed/3-bed

I must have checked a while back, and sqm details were equal to Five Star gardens (approx 80sqm for 2-bed), which looked reasonably sized to me.

Haven't gone there yet, so not sure of quality etc.. But they Did Lifestyle Gardens, which is complete and fully occupied?

This is particualrly the case with 3 bedrooms, and when I actually went for the viewing the guy who was taking me around kept telling me he would show me some houses with very tiny bedrooms, using it as a selling point for me to take the unit I am currently in. Which worked, but I pity the people who'll move into those units.

So, that's like 70sqm for 2-bed and 92 for 3-bed.. Slightly smaller..which would make me wonder where they used that space for..?

Unless they just simply lied..and did not honor the actual sqm/sqft promised. I was at Five Star gardens behind Naivas Mall, and they looked reasonably sized @ around the same sqm.

I am just wondering:If say someone buys off-plan and after completion of the house discovers that the rooms are smaller,where do they ran for help?

@orionuer. I thought that road leading to Sunset Boulevard is currently being tarmaced/graded, which will sort the dust and drainage issues and improve transportation shortly.

Found 3 good looking places on mba rd from this thread.
Kagizzard increased our rents,so we are all planning on vacating at night,we will carry the watchman too.

renting at sunset was not well thought considering the options u had. I bought Olonyori and its the best place around for 2 bedrooms been here 7months its the cleanest and most beautifull with lush green gardens those talking of diapers are lying. The houses are spaceous and biger than everest valley which is 1okm further down. Its only 1km from tarmac on a good cabro rd easier to commute. Safaricom blue bells is next door almost similar but lacks green areas and is expensive at 6.2m yet rent is same with Olonyori at 4.5m. Greatwall is a concrete jungle not a single flower but the 3 bedrooms make it good for rental income. Sheshe gardens has the best finishing and build quality but the location is pathetic and the 2 bedroom is not master ensuite. The 3 bedroom at sheshe is pure luxury but at 8.5m from 6.5m just 2 years ago better go for massionnette.
Your best options for hassle free rental remains bluebells and Olonyori.

Thanks for the extensively informative response. In an update, I was gone for 2 months and coming back seems the situation has worsened (in terms of commuting with having to wait an average of 15 to 30 minutes to get transport at the stage here). I therefore have no option but to move soon. I am actualy considering Olonyori, but since I last checked 2 months ago the rent has gone up to 28K. On checking initially it was (22k+ 3K service charge) I don't have a problem paying that amount, only if I can get into a 'rental-buyer option,' don't know the precise term for it. So I'm still shopping around, but hopefully I will soon be a proud home owner and then move on to project getting some 'wheels.'

I noticed as well. But I can understand, some things you will only notice after testing...and for houses, you will notice much later. Sometimes, after 6 months ?

Nothing has changed that day i was mad because the taps were leaking i wrote a letter to the developers via my lawyer and all the problems were sorted. The toilets had blocked because some people were putting solid stuff in the toilets a warning was issued and it has never occured again Olonyori is value watch this space by 2015 rents will hit 30-32k range am glad i bought

you can still get at 25000 now drop me your email actually i will benefit from your allocated parking as i have 2 cars at times they only have 7 units left frtom there prices will move to 5m as the only units available are 40 units all fully rented by the developers.
