I hope it has a title because there are no new titles for 40 by 80 on that area any more if I'm not wrong. I know some plates that had to be re - subdivided after the authority enforced the new rule of 50 by 100 minimum.
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.
