anyone know the market price of plots in ruiru 3kms along kiganjo road.
just seen mhasibu are selling at sh 3m.
Anyone who knows the prices around that area?

Do you have information on the market prices around that area
My assumption and ofcourse i could be wrong is that if they bought a big chunk, they got a good discount which they will pass to members and hence i am interested if sh 3m is slightly lower than market price

Its started with PCEA EBENEZER estate then came Daykio and now MHASIBU. On another note: The vast coffee farms will be gone in the next few years.The coffee estate owners used to take care of the environment by planting trees and building dams.Only 3 dams are remaining. I visited the place during the week and below is my quick assessment. 1. Daykio phase 1 is almost fully sold out ( exept like 20 plots on the fridge which seems no one is willing to take). At a price of 4 m, its still a deal for those interested in immediate development as the road network, perimiter wall and ground clearing is done. Daykio Phase 2 according to the site agent will go for 5 M. 2. Mhasibu plots ( on a 50 acre land bought from Daykio) is still a coffee bush. The price of 3m is a too a deal hoping they can eventually do the road networks, do a perimeter fence and connect the utilities. From their past experience, i suspect they may ask members for more cash when it comes to developing the infrastructure. 3. The location is good as it's 3.5kms from the superhighway on a good tarmac road. 4. For immediate development, Daykio is the deal. For future development, one can go for Mhasibu and wait. My 1 cent @Gathige and @Wazuans: Any one in the know if those plots are on free development or will they be controlled development. Are they suitable for family residence or commercial properties such as high-rise apartments? Any one who has bought from them can also share their diligence and ease of getting title. ....He who began a good work in you will carry it on to completion..

My 1 cent I drove there last Saturday but I got there past 6:00pm. Only the watchman at the main entrance was around and I convinced him to let me get in. He was not very sure which section of the land belonged to Muhasibu though. I drove on the marrum road (with the Daykio land being on my right) till I got to the junction. I turned left and drove till I got to the other exit all along hoping to see the Muhasibu sign/billboard but I saw none! Would you kindly mind explaining where the Muhasibu land is relative to the Daykio one [and the (nicely done) marrum road]. Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

Hello everyone,
I happened to have bought into this project some time back. Good deal considering Daykio residents are already moving in. Unfortunately due to other ventures i need to undertake, i am disposing off my kaquarter. Asking 4.95M That area has 4 schemes - Daykio currently going for 6.5 (last checked in Sept) and another estate right behind Daykio next to Mhasibu going for the same rate. One other estate to the left of Daykio was sold out for 7.5M (i haven't confirmed this though).
I am looking to do a quick sale, transaction to be overseen and authorized by the Mhasibu Office since ownership docs are the certificate issued by them. Involve your lawyer pls, if interested.

They say you can never go wrong with land, Daykio bustani really coming up very beautifull, magnificent homes that would put Runda to shame. The plots are now 8m i dont know what phase it is i wish i listened to my guts and buy at 4m 4years ago.Daykio was the deal they had approved house designs you cant just come in and built a structure the approved structurds have stunning roofs and angles only seen in Scottish homes i see 15m coming in less than 1year.

True Indeed. I have a strong feeling, the same thing happening in Syokimau now. Esp Along Kiungani, Mwananchi and Katani Roads... Reasonably planned and spaced. Roads slowly getting tarmacked. & People not willing to sell. :( Been struggling to find a willing seller for 6 Months now. Life is joy, death is peace, but the transition is very difficult.
