GAPP has broken ground on a mixed-use office tower in Nairobi, Kenya. Strategically located within the Upper Hill precinct, the site has views to Mount Kenya in the north east over the CBD and to Mount Kilimanjaro to the south on clear days. The site commands a distinct position over looking the city CBD. It was felt, given the nature of the client’s business (financial services), and the brief requirement for “solidity” and “stability”, a solution involving a tower (as mentioned in the brief) would be the most likely solution to convey the Client’s objectives.

The key architectural differential would be the balance between the overt solutions of the surrounding towers and the creation of an “iconic” and “visionary” building with strength and solidity inherent in the design. This statement of “duality” and the linking of the two as part of British American’s ethos, leads to a diaphanous (semi-transparent) dynamic building, with simple clear lines, strong features and bristling with technological efficiency.

The building consists some 30,000m2 of lettable space comprising of a basement, retail ground floor, parking structure, atrium and office tower with conference facilities. The main office accommodation is prioritized towards the Hospital Rd frontage with the retail focus of the building being on ground level at the intersection of Hospital and Menengai Rds. The rear service road is used for deliveries, service and optional staff parking
The building comprises 3 storeys of basement parking and plant areas, 10 storey parking structure with a screen of "woven" precast concrete to reflect the rich tradition of African crafts. A large glazed atrium lobby, linking the tower and the parking structure, with views in from the street is arranged as an extension of the intersection between Hospital and Menengai Rds. The main tower comprising 33 floors (136m ht, 192m with spire and wind turbine) stands towards the north-west corner of the site connecting directly with the ground, giving the impression of power and solidity. The tower is a symmetrical square plan with a tapering geometry. As a unique feature, visitors to the building can look up from the lobby directly at the vertical façade of the tower externally. The tower is crystalline in nature, using mostly performance glass and an external ceramic or aluminium tubular solar screen.

The tower is topped by large steel spire which can accommodate vertical axial wind turbines (VAWTs) and antennae. The building is designed to international standards, along sustainable principles and has facilities for wind power generation, greywater and rainwater harvesting, natural ventilation and daylighting.

The development is mooted as the star property in Nairobi's Upper Hill District and should be the third highest building in Africa once complete. The completion date is set for Dec 2015.

yes it is. it's good though the time-out period is a bit short, and at times takes long to load a stocks mkt depth (demand supply details like the screen shot i posted). but all in all no major hiccups

A Swiss market research firm has ranked Britam as the best insurance company in Kenya in quality of customer service.













International Certification Association GmbH awarded Britam the QUDAL - QUality award after surveying 1,200 Kenyans on which insurance company’s products they would buy purely based on quality and not price.


The research, the maiden one in Kenya, was conducted in June this year over the Internet. It does not measure market share or power of a brand, but only experience, satisfaction with the quality of the service and the offer on the market as perceived by respondents.


“Britam has a strong engagement with the customers through a robust customer relationship management system,” said Benson Wairegi, the MD of Britam.

The High Court has ordered that bank accounts opened jointly by financial services firm Britam and real estate developer Acorn remain frozen until an ongoing legal battle between the firms is determined.
Justice David Onyancha, while extending the freeze orders on the bank accounts and several properties held by the developer, Thursday argued that failure to extend the orders may lead to transfer of the cash, which could render Britam’s suits against the property developer useless.
The judge further held that the court has the power to extend the temporary injunctions on the accounts and properties beyond the initial 14 days granted.

CMA will only take action or be a friend of the court just like the Mortician. First it need to get the facts concerning Mumias and Britam-Acorn-Cytton ridge cases. From there it will be able to apply its law if it finds people culpable of fraud and Auditors having acted illegally or unethically.
The best thing is for CMA to fine, bar, or restrict those who are culpable from trading in shares, freeze the shares they hold in any firm etc.
CMA will need to work with DPP and Anti-corruption council.smile
If the Britam case will be resolved out of court, CMA will still need to gather info and fine wrong doing.
What could make Britam-Acorn-Cytton settle their case out of court and what will Britam gain or lose as a public firm?

The investors who sold Real Insurance to financial services group Britam have recorded an extra paper gain of Sh706 million on their sale price going by the NSE-listed company’s current market price.
The shareholders, including Mr Sam Kamau, agreed to sell a 99 per cent stake of Real Insurance to Britam for a total consideration of Sh1.3 billion.
They were to receive Sh825.3 million in cash and between 46.9 million and 51.9 million units of Britam stock depending on the issue price ranging between Sh11 and Sh13 per share.
