The Act was reviwed after Valuers complained that of all the professionals in the real estate industry, their professional fees were the lowest. Compare with architects, civil engineers, lawyers, quantity surveyors and other professionals.
The correct professional charges are Kshs.20,000 for the first 2
Kshs.2,000,000.00 and Kshs.2,500 for every 1 million of the remainder, which is to say 0.25% of the remainder.
Apart from the professional fees, there is VAT which stands at 16% of the fee, and again disbursements which cater for transport to and from the site, purchasing of the map and applying for the search. This is negotiable, however.
However, in valuation you can always negotiate with the valuer. So if it were me, anything between 17,000-25,000 would be acceptable.
