mutungoni kinanie plots.

what are the rates of 1/8 plots in mutungoni rd in kinanie area.
the areas looks undeveloped but not that bad since the distance is the same as mlolongo from nairobi.

there is also a pungent odour from kmc factory on fridays when they are preparing bones for dog food. this smell spreads around mavoko till just past mto mawe bridge area. i wonder how those numerous households manage to survive in this neighbourhood.

today i made a visit to the area just to see with my own eyes. as i joined the mo road from mombasa rd i found its a dirt road with alot of sharp stones . i et mt kms in the cars just to know how far it is. i crossed a very dry liver i think muto mawe with big black stones then all the sewer in that area are open. smelling pure sewer. the as i proceed i swa some nice houses on my right hand and some green houses on my left. the place is very dry for sure . about 5km i was almost at kenanie shoping centre.
my findings.
1/8 starts at 1.2 m na d a 1/4 goes for 2.5 m. most of the place have got titles from mavoko but the land is the area is divided into 5 acres each.
the whole area is bought and fenced and it looks like people are speculating . it looks like a hiden gold .down there. the town is fast developing and its in visible for since its in a low land.
more insight on the same . personally i liked the place but i need profesional advice on the same before i decide.

@westkate, the smell is not from the sewer. It starts from KMC factory all the way past mto mawe area. It also extends backwards abit into athi river town. Its ok to buy now for speculation then resell when KMC is relocated or manages the smell because once this is sorted out, demand will be high.

@westkate, price depends on the sellers .the last time i dealt with the area property we were on the 1st plot along/touching mombasa road which is industrial/commercial. For residential, you can learn more from @goldilocks.
@goldilocks, please share cretum contacts .

I bought 2 plots there sold by Cretum Properties (formerly Thika Nairobi Development Co.) in 2012 for KES 180,000 per plot. Titles processed immediately payment. The place has a lot of potential to open up, and the Greater Eastern By-pass passes near some of Cretum projects. There is also the non-starter Iluluwe Golf around there.

The downside is KMC smell and sewarage stench between Msa rd and Kinanie, in addition to bad roads. I visited the place recently and on my way back met 3 Exhausters heading that direction. Could be they damp in somewhere before Kinanie.

according to my view this place is only good for future speculation.
myself looking for a residential place to start constructing my home.
may be the @4architect cat get on board and recommend other places.

@westkate, you can try deep into Kinanie where there is no smell. I can hook you up with Gen. Mulinge's daughter who has large lands there. She can sell to you or refer you to someone else who is selling.

Was in Kannanie area last year December do you still have contacts of anyone selling land around the area?
I have seen cretum selling at 350,000.
To the guys who bought early have you done any developments?
