Muthithi road project

@A4architect,

am interested in buying a viable plot along Muthithi road off Kiambu road just past Starehe girls school. It measures 410ft long facing the murram road and 150ft wide.
My thoughts are to subdivide the plot in 8 plots; 50ft X 150ft and build 8 maissonettes for sale.

i'd much appreciate your take on this.

@moorings, the location is good. a more intricate subdivision , similar to an estate such as Akila or Imara daima, would be more profitable for the area than the usual 50 x 100ft plots since this area has high demand.
You can easily double your profits from the 8 house profitability to 16 house profit.

I think they don't allow anything smaller than 1/4 acre. Also double check the area as according to the original map, There was land left aside for a forest but has since been subdided.

@africancoloner. the kiambu area that i know of with plot size restrictions is opposite muthithi in the kugeria neighbourhood.
Am working on a similar project in Kambu next to Runda and the planners are ok with it.
@moorings, you might have to 1st check with the kiambu county planners if such can be allowed at the land. If they dont, you might have to ask if a change of user application can be given to change the rules/byelaws .

@4architect...thanks for the valuable insights. I will check with the Kiambu County Council but i think it is viable as neighbours close by have houses with 66" X 34" plots thereabouts, similar to Akila. If it checksout ok then i plan to rollout the project in about 2 to 3 months.

@moorings, welcome. If neighbourhood has similar projects, this can be used as precedence to convince kiambu county planners to approve yours.

@Moorings the issue of that area being forest land is serious. Need to check properly else you will have to deal with kabogo's ego and mood swings. There has been push n pull between Kabogo and the Pelican flowers guy in that area which have affected sales. Some of the land owners have the gazette notices that degazetted the land while others dont.
