Always ask for the REGISTERED mutation & AMENDED map reflecting the title number of the plot/land from the vendor. This will protect you from the overlap & give you more information that a search cannot. 3. If the vendor purports to have subdivided the land, check if mutation bears his/her name. Confirm the same information with the District surveyor’s office & if possible get the mutations& the amended maps from the office yourself. 4. Do ID search of the vendor from the registrar of persons NSSF building. 5. Gather as much information as you can on the vendor, how he/she came to own the land, who they are, where they live, their wives/husbands/children, offices, history, who are the referrals, talk to his/her past customer, assume anyone selling land to you in Kajiado is conning you and cahoots with the districts land registrars. 6. Always let the vendor use their own lawyer, check online if the lawyer is registered to practice & get a copy of practicing certificate. Let there be a professional undertaking. I learnt a very expensive lesson

Need help. I bought a plot via an agent who was acting for the seller. Unfortunately, The agent convinced me to allow him to process the title for me, for a fee ofcourse. He did it in 1 week flat and I have the title with me. I have done a search and it has come out clean. How else can I confirm the authenticity of this new title that is now in my name. I had seen the transfer documents before he went ahead with title processing and they were okay. This is in Kiambu. Who knows if the suspension of the transfer of titles in Kajiado County has been lifted? The ban effective September 2013 was to last 6 months, but I have not read anywhere that the suspension has since been lifted.
