Dilemna torn btn a 2bedroom apartment Msa Rd and building a house.

I also need advice btn Mortgage and Rent. I Have an already approved mortgage for 2 bedroom house Olonyori Estate 1km from msa rd on fully paved cabro rd beautifull neighbourhood with safaricom blue bells, greatwall phase 123 all doing very well at 6m Olonyori is the best priced here at 4.25m am raising 2m plus charges and stamp duty. I also have a 50x100plot in a prime area 2km off Yukos Kitengela inside a gated community where there are 17 other plots all sold now with a perimeter wall all around and ready borehall one gate only plots on either side of the internal road area flat and access rd all weather plans to make it cabro under way by developers just 700m away with 4bedroom maissonettes hitting 10m. Price is 1.3m already paid 10%. My idea was to rent at Olonyori 25k pm for 2 years by then the gated community place would be ready for settling and can start building with the money that i would otherwise use to raise mortgate deposit. I can only manage one option if i take the mortgage i forget the plot and vice versa. I work around JKIA so distance not an issue just a i need advice with reasons am in love with both places. Completion of the green terminal at jkia 2017 might double prices of apartments here on the hand that place in kitengela looks hot torn unable to dcd help needed family 1 kid no more than 2

What's the interest rate on the mortgage? Are you sure about the 25k rental income?

already living here with a 2 years tenant agreement for 25000 but am sure rents will hit 28000-30000 by year end. Intrest is a whopping 18% Equity but since am only borrowing 2.25m its not really worring my bussiness can afford prepayments of 500k every year which would reduce the damage from high interest.

You are a lucky man. Whichever way, please take the mortgage now because you can afford it. This will secure you a developed and serviced property immediately.
You have just confirmed that you can afford to accelerate the payments every year. This will cushion you slightly from high interest rates and enable you pay off the mortgage in a shorter period. Personally am not a fan of mortgages, but that is the trick with mortgages, if you can accelerate the payments and even pay back the loan within a much shorter period, the better. Alternatively, if you go for the plot, you will continue paying rent for 2 years as you wait for the gated community to be ready. This may take an even longer time because you are not in control of the development of the gated community. Therefore you may continue paying rent for unforeseeable future without ever owning the house.
You can also take the mortgage now and instead of accelerating payments now, use the money from the business to buy a similar plot. You can then hit 2 birds with 1 stone, living in your house and building another house.

25000 is the rent am paying for staying within the same development but sooner i will move to my unit 50% cash 50% mortgage at 40541kes pm 10 years. The loan will be 2.25m my conribution 2m plus charges. Well i paid deposit today now its the struggle to secure the plot too or let it go and loose 130k 10% deposit.Thanks everyone for advice the best advice i got is once the interest equals the rent you are not loosing any money as principals goes to reduce the balance

Yeap few units remaining glad i paid deposit price now up by 250000kes to 4.5m from this week

Has anyone checked the graceland gardens in Athiriver. What are your reviews on its location, price and delivery of the project?
