Hi Wazuans. Just wanted your take on 3bd 183m2 @ 22m. Am I right to say, its borderline bonkers. Mhy take is price should not exceed 17M? Your take folks and pleasant weekend ahead. WTF!!!

22 is on the higher side, you should pay around 19 M for that location and size, but it also depends on finishes and amenities. There are quite a number of apartments being built in the area so shop around, and if you want a good deal try buy into projects where construction has just commenced or they haven't done a sample house yet.

Personally I increase prices of units by 7.5% with every 20% of the project being sold. So if you have time, get in early pay slowly over 1 year and save around 20%

@tgoldman, price works out to kes 13k per sq ft. Its a good buy since this is in the range of 13 to 16k per sq ft around Nairobi.
Profits and good returns can be realised if you rent it out at market rates of btn kes 100 to kes 140 per sq ft, which is hard to get from a residential user. Commercial/office space use will give best returns.

you mean there are enough wana-ninchi(RIP Njenga Karume) who can afford this insane figures that keep on flying here on wazua? if yes, then why is RAO insisting that the same wana-ninchi are sufferers and hence the need for national dialogue?

kilimani is really going to be crowded in he near future , kwanza the area aound this place i keep wondering where are the playgrounds parks , footpaths?? i wonder who looks at this things nowdays in Kanjo ama they are re-zoning left right bila mpango ? - the prices we pay in Nairobi with very low quality services to match does not make sense , some places one can buy just to rent out
