Legacy Apartment by Hass Consult Is It A Good Deal ?

Hi Wazuans, What is your take in this Pre-Sale offer by notable Hassconsult? The proposed apartment block is located in Naivasha Road not far from Nakumatt junction shopping center and Ngong road. A close friend seeked my opinion on this, I know that Hassconsult is a reputable kenyan real estate firm , I am doubly sure they will deliver, but is the pricing good enough for investment purpose? In my opinion the price is very fair (based on the assumption that finishing will be similar to previous Hass projects), only drawback is that the project borders a slum area. Hence potential returns in rent will be lower by around 20-25% as compared to the area right adjacent Junction mall. Before you can be be old and wise, you must first be young and stupid.

Not bad for investment property. Real estate is really going crazy.KShs 3.5 m would get you a 3br apartment at Nairobi dam or a 3 br bungalow in buru just 10 yrs ago! Life is short. Live passionately.

Hass consult is just a selling agent, the developer is the one who delivers. i thought it was a good deal, my concern was/is cost and long term commitment of service charge payment by the tenants since they have things like lifts.

Thanks to all so far . Hass Consult said they are not just marketers of this project, that they are directly involved in the development. The wazua spirit as members is to educate and inform and learn from others within the limit of what we know in any chosen area irrespective of our differences in tribes, nationalities, etc. .

How does it compare with the lynx ( ngong road) which suraya is selling?

Yes Suraya pricing is cheaper within the same vicinity, but the feed back I got is that Suraya trade mark is in mass housing so there is high likelihood of superior finishing by Hass consult when compared to Suraya. In addition the size of the apartment offered by Suraya is very small compared to Hassconsult offer. For a non resident, after purchase management of tenants for rental income, Hassconsult has a good precedence, no body is sure whether Suraya offer such service. This is very important in investment. Reputation counts and ability to satisfy non resident client needs, so it may be more worth while to stick to hassconsult. For Kenya resident, the choices will be different. Not to sound too naive but what would the rental income be for Lynx Apartments (all options) - Suraya. Would they make a good investment if taking out a mortgage or would one have to "top-up"?

I know kawangware as a slump, unless things have changed !!!At times slump areas are bought over by estate developers and developed to estates. Since these suraya guys had a dispute with the tycoon about his land, i have come to doubt them. probably using money got from this project for another project and delaying things whilst u sink deeper in debt repaying ur mortgage
