If I can, I would build my home on 5 acres minimum. Most of what we have (you too most likely)is a house but not home, where you cannot even fit in 2 cars if you have a visitor. In a home, you have wazee visiting and you eat nyama choma under trees 100 metres from the house, where wives are, while kids play katii another 100m away. That gives you a definition of home.


My current home is on a 150x70ft area. I still have to do farming to utilize the whole area. This thread is about a TOWN HOME which I thought 1/2 an acre may be too much for @stra given his budget

100*100 semi developed at 3.1M
40*80 for 1.1M

Kiamumbi, off Kamiti road 2.5M with a small house that you can live in before ujenge.

Why dont you just buy land in the remote areas especially if you dont wanna be surrounded by apartments. The prices I see for land here, why would I buy 1/8 for a couple of millions then apartments surrounding you?? Makes no sense at all. I bought 1 acre somewhere in Masaai land for 1/2 million, thats why I cant imagine buying 1/8 for way more than that!! Yeah there are no roads, electricity bla bla and I hope it stays that way. Im just hoping I wasnt conned though

when you buy land for residental, other than being concerned with the price of land also consider what you will be spending on travel to your place of work or business if not in the same location. In other words have a view of all your likely costs.

not buying it to put up a home though. this thread was the one i found with information on the area though not current. any idea on the current price in the area?

Did you sell this plot or is still available?
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

Aerial map on google or wikimapia can give you some information pertaining your needs.
If you do not want flats build around you here are some options in my views.
1. Buy plot in an area where people have already settled = more expensive but assured of the type of houses around.
2. Buy away from center/highways. The map can guide you or even visit. Land here can be cheaper but hard to settle immediately.
Now for your preferred location (40km from Nrb CBD)+ a budget of 1.5m = along Thika rd, Kangundo rd, mombasa rd, Namanga rd. or Ongata sides.

3. What about the mixture of 1 & 2 above.

This plot (1/8 acre) is on sale at 1.3m neg. About four or five maisonettes under construction, there is a school, a gated comm.. houses and... just see for ur self in the map. But note that this map was updated early 2013.
