Thanks y'all....one step closer to financial freedom! @jugger and wily...due to some aesthetic and finishing changes, I've gone over my original budget by about 30% ---but I'm pleased with the results!

What was the size of the plot ? 1/4 acre or 1/2 acre?

Well done Penny-stocker. Very good job. I like the quality of finish too.

My project was completed last month. In fact I moved in two weeks ago.

Like you I also went over budget kidogo. I also took slightly more than the one year I had estimated. But all ended well and I was able to avoid the bank, as several Wazuans had strongly advised.

I was quite shocked to realize that finishing is the most expensive, not to say frustrating, part of the whole project. Me and the fundi nearly quarreled over this.

But there is no gainsaying the great feeling once the project is done.

Always happens that's why budgets have an item on contingencies. Also don't underestimate cost of boundary fence. When I was putting up my house, I spent about 1m on the septic and fence, costs that I had greatly underestimated (had budgeted 300k). Didn't know that 1/3 of the fence would be underground.

I know, right? Plus it's Kenya where inflation is wanting.....buying a bag of cement @800 today and tomorrow the same will go for 980. Also, my QS dude fd me up. A lot of his quantities and costs were way off! Oh well, it's just money!
