Delta Plains (Issues with houses)

Evening All,
Has anyone had any experience with Delta Plains project? I have been to the site.

Whilst the houses look good from outside there seems to be defects within most of the units that i saw.

Also of concern is the fact that the developer will not do any repairs and all the houses are sold as is..

Who has bought there and does anyone have experience with this project?

Developer, Mukesh Ambani http://en.wikipedia.org/wiki/Mukesh_Ambani he of the new World Bank headquarters and Price Waters House headquarters.

The houses had been empty for a while, I heard that the reason was they were waiting for some clearance something from Mavoko????

When I visited (June 2012), I didn't notice any defects, but as far as I'm aware, any new building by law has a six month defect liability period so the 'as is' shouldn't hold - I could be wrong. But then again, Mukesh is the richest man in India, certainly he can get away with anything in a third world country.

@GG Thanks for sharing, Makes sense as to why they have been up for a couple of years now and at 9M still haven't been able to clear all the units.

It's awesome that you shared that information. If you ever have a chance go back and have a look, and look closely. You will see things missing, broken or improperly fixed.

I was interested until i had a second look. Suffice to say i will be giving properties more than a once over before i purchase. They also recently had a break-in as well.

Dear all,
My Friend (wa ukweli) made an offer to buy one of the house at Delta plains ,she paid the 10% deposit (non refundable) and was given the Letter of offer ,she was promised to get the Sale agreement after two days , it has been three weeks since ,she has been following up with the agent (Dunhill consulting ) who claims that the Developer has some internal problems hence the reason for the delay.
The problem is she has already given the current Landlord notice to vacate, which is coming to an end soon
what should be the next cause of action?

Extend the current lease with the landlord for one more months

If Obiero did it, Who Am I?
