Wazuans what is the process of getting building plan approved in Mavoko and what are the costs?

deposit the plans at the mavoko council offices near KMC. Include the site plan/survey plan. Pay the council fees around kes 50 per m2. Take the plans to Machakos town public health office for the public health approvals. Pay the Machakos fees, roughly 5 to 10k. Wait a few days as you play hide and seek with the approving authority. Finaly after approval, take the drawings back to Mavoko. If the drawings have issues, discuss with the planner. Its not easy to meet the planner since his office is always busy when he is in and when he is not in, he is the only aiuthority you will discuss with. Be patient till he listens to you and assists you. This should take roughly 1 to 2 months to get the final approval unless with the new Formr govt spokesman county govt, things will change. He looks the kind to straighten things out. As Iron Sharpens Iron, So one Man Sharpens Another.

I have heard that now approval depends on the size of the house hence can cost as much as 50K.depending on the county.Someone with this information? I am happy

I've heard rumors of the same plans being afoot over at Embu County, along with general increase in all sorts of licence fees and levies. Nairobi county, with their 1.3% of construction cost set at kes 30k per m2, should be the most expensive in terms of approval fees. As Iron Sharpens Iron, So one Man Sharpens Another.

Mavoko was 42 Shillings psm around October Last year.
@Newfarer the process within mavoko can be done in less than 1hr i had mine checked and made my payments and got that letter they do for you for circulation within 45mins sometimes there usually no queues. the tricky part is the approvals done at machakos town as @a4architect said earlier thats where you might be delayed

Anyways,so technically speaking, how many m2 are in a standard 4 bedroom house and what would be the rough etimates then to have that approved?You might charge me for that professional advise,right?:) I am happy

@amores, the 25k estimate is on the lower side i.e assuming low quality labour and finishes are used. A standard 4 bedroomed house has 150m2. This is 4.5m cost. City council will charge 1.3% of this =kes 58,500. Architect fee till approval stage, i.e part B Outline proposals and Part C, sCHEME DESIGN IS 2.5% OF 4.5M =KES 112,500 As Iron Sharpens Iron, So one Man Sharpens Another.
