Same question from a diffrent angle. How long does it take developers to sell these properties? If someone gets this house @15% for about $13M (assuming 20% down pmt) on a 20 yr loan, monthly pmts will be around ksh170K/month.

That's a lot of money and looking at all the new developments and Ad's online, folks can afford it. I'm trying to get sence of the absorption rate versus supply.

my own two cents, depending on price and area some houses are sold even before they are finished.

I did a labor contract with them and sorted myself on getting materials to site. It was quite a daunting task. They also do full contract and ofcorse payment is in stages, foundation, then walling then slab etc. I'll ask them for closets pics. I hope not. That would seem very expensive to pay almost 5M just on labor. Based on other discussions in this forum, including the pablo method, material + labor should range from 25K to 30K for a good finished product as shown by Mwafrika.
