Namanga Plots

Was in Namanga yesterday prospecting for a piece of land. I understand the World Bank is financing the establishment of the town as a regional centre or commerce to serve the greater East African Region to compete with Nairobi so that if Kenya has issues the foreigners in Namanga can simply cross over to TZ and vice versa. The town has been planned to develop according to international standards and the ground work is being laid. An Airstrip is coming up in the area but that is the usual story when you are buying land and those selling will even talk of a stadium or University coming up a few inches away etc. Any one with the real dossier about prospects of Namanga being the next big thing for land hunters? Go overdrive in purchasing the goods when there's blood on the streets, expecially if the blood is your own

The place is opening fast than you might think. A new market is to be build soon under EAC. Airstrip is coming for real. If you can, get something before Nairobians follow you, prices have started to shoot. Just few yrs ago an acre was costing 50K and below per acre near that town. work to prosper

Hey @Tokyo , @Surealligator, SIC.CO.KE is offering Half acre plots..at 420K, Is it worth it? Anyone with insight on the area currently? They say plots are 300m from Tarmac, and 7KM from Border. KR,

KR, A bit overpriced those ones in my Opinion @Webish. It still Pains me that I spent two days at the same area with a Maasai broker who had land pieces for 70 - 100K per acre a few years ago. I did not buy and regret to this day. Do not be anxious about anything, but in everything, by prayer and petition, with thanksgiving, present your requests to God..

KR, A bit overpriced those ones in my Opinion @Webish. It still Pains me that I spent two days at the same area with a Maasai broker who had land pieces for 70 - 100K per acre a few years ago. I did not buy and regret to this day. Hmm. Thank you. I'm curious, when you go on ground and negotiate with the local Maasai's do they usually have the titles ready for such land? Do you do the transfers etc on your own? How do you work that hustle of title change etc? Lawyer etc. reason why most folks will buy through Land selling companies. (equally risky anyway)

(equally risky anyway) cases where i have bought land, you pay 10% and they give you all documents to hold while they process consent. once they get consent they allow you to transfer then you pay the balance.
