Price of 1 acre - Behind Tatu City

Location: CENTRAL PROVINCE
Question to the land gurus:

What would be a fair price for a piece of land with the following details:

Location: Ruiru town; behind Tatu City and next to the 98 hectares CIC Insuarance Land.
Soil Type: Red Soil (currently with coffee bushes)
Size: 1 acre
Special features: With river frontage (hence the land has almost an extra 1 acre of riparian land)

@ cnn : Yes. Going at 8M for the acre (and i don't think roads development is part of the deal)..........Overpriced?

River frontage is good but I would also worry about storm water, it might be manageable now but try to imagine how the situation might change due to developments upstream and those by Tatu and CIC.
As long as you're going to be thinking anyway, think big

I didn't buy.........So far about 25 - 30% subscription (as per report presented to the Pharmaceutical Society of Kenya (PSK) by PSOK during the annual pharmacists scientific conference 2 months ago)

PSOK is reliable......its the investment arm of the PSK.

That is too much carry for PSOK. Is the land still agricultural? Is there a master plan and what's the progress with the change of user application? The master plan and it's workability will motivate the level of carry that should be earned by the promoter. Otherwise 8m with the promise of Tatu's existence in the neighborhood borders on a rip off. Picture this an acre in Vipingo ridge was selling at around this price early 2010.

Tatu city is 22km from Nairobi CBD.

Same as Ngong , Rongai,mlolongo,Kikuyu, Red hill, Ruai.
Land next to tarmac in these areas costs 30m. Land 0.5 to 1km from tarmac in these areas cost 7m.

sounds a good deal. I've an issue with the word "behind" Tatu City. does it mean "next" to.? and do you access it from the "city"?

More details please? Do you mean the residential plots within the 'city'?
