My land has been valued by a surveyor and now what remains is to pay duty to KRA. I have the documents. How long does it take to process the title once I pay the stamp duty? Do i need to know somebody. I have used the surveyor all this time and he still wants me to use him to the end but i do not want because I feel he is milking me. Please advice.

Which district/county? Some are more efficient than others.

Machakos can be quite fast if you deal with someone who 'understands' the workings there.

Looks like you have no choice but to continue dealing with your surveyor.

It usually depends on the land value and also on how the guys in the office feel. The surveyor is a regular customer so he can negotiate for you. If you take yourself, they will be hesitant to deal with you and if they agree, will ask for a higher amount than if surveyor negotiates for you.
Kenyasn civil service needs a complete overhaul in the salaries these guys are paid. They need higher salaries and better work environment.

@nomanoma..welcome. Until when @uhuruto will completely privatise most govt functions, or pay civil servants well, its unfortunate that this is the way to go.
