Hello Wazuans, I visited Rongai and was really impressed at how things are changing fast. Is the above named offer a good deal?

Where is the bubble that People keep talking about. Land will always appreciate as Population Increases every day while land Continues to Diminish due to endless subdivisions. I was at the area about 4 or 5 years ago, though past Rangau Kidogo and refused to buy an acre for 500K, Found it too expensive. Do not be anxious about anything, but in everything, by prayer and petition, with thanksgiving, present your requests to God..

Was in rangau last year was to buy a quarter acre at 700k found it too expensive, now they have making the roads there, I'm sure the by now the Quarter would be over a Milli by now.
the place is growing impressively, must say, my paps bought land there mustve been in around 2004 and by then it was just a vast land full of tall grass and the rangau shrubs.

on average nairobi suburbs appreciate at over 20% annually for land. As long as the land laws and tax regime remain the same, lets not expect any change. As Iron Sharpens Iron, So one Man Sharpens Another.

From 1st hand experience, if clients eg Govt in case of roads do the below, there cant be problems in the actual construction. 1. client to liaise with consultant in selecting contractor. Contractor to have successfully completed project of same magintude in last 5 years. 2. Client and consultant to enforce contract to the letter. Contractor is only paid after completing works successfuly as per contract. With such mechanisms put in place, its virtually impossible for client to overpay or pay for dubstandard work. In Kenya, contract enforcement is not taken seriously . If a Kenyan contractor knows that contract will be enforced to the letter, believe me he will perform. If he knows that client has no capacity to enforce e.g if there are no/limited consultants to advice as usually is the case, contractor will not perform. I heard Hon Ngilu recently talking about blacklisting contractors. This is good since it helps in removing the non performing contractors from tendering. @Maligumu, no, these are not SACCO plots. The owner is a Masai resident. There is some news that Kajiado has stopped all land transX. Can anybody confirm this?
How serious is this thing of double allocation in Kajiado???

Noted. Currently we are having all sorts of people proliferating the construction industry and offering sub standard management services. If Kenyans agree to procure project management services from architects,qs and engineers, problems in management will be completely resolved. These people know how to interpret construction agreements and laws like the back of their hands. Its for this reason that the default dispute resolution for construction projects is arbitration as opposed to litigation. Its assumed that a fellow qs,arch or eng has more knowledge of construction related law than the average magistrate/judge hence will offer the best solution. For the average magistrate to read through and inteprate logicaly, its a daunting task. For the average arch,qs, eng, they understand it like the back of their hand. Litigation comes after arbitration once things get out of hand. As Iron Sharpens Iron, So one Man Sharpens Another.

Was in Rangau yesterday, the landscape has changed with so may residents dotting the savanna. The roads are still a not the best though but efforts by KERRA and residents to grade the roads are evident.

this the catch with rangau. it is actually called oloosirkon. the best value yu can get anywhere near nairobi now. distance from CBD 25kms. cheaper than ronga. turnoff is before ronga. shorter distance than CBD to kitengela > 36km. Acre bordering park is 7m. As you move away from park 4m to 2.5m to 1.5m in sholinke. Road between kite an ronga to be done. DOH
