This company claims it can build 2 4-bedroom maisonettes for you at 5M. They say all you need is the plot (1/8). The deal sounds too good to be true especially for a commercial entity!d'oh! Is there any of you wazua folks that might have dealt with or know about them them? Here's their advert on olx;

d'oh! If the land is yours, then 5M is too expensive! I can get the land and a 3 bedroom house for the same in Ongata Rongai or kangundo rd or Mombasa road.
Land is the variable in Nairobi!

It all depends on the specifications.

If you could post the specifications, then analysis can be simpler.

Yaani, bathrooms, floor finish, roofing materials, kitchen, .... etc.

But to me, for standard family specifications, KES5 is too much!

Maybe it wasn't clear but it's talking of getting two maisonettes each with 4-bdrms and 2 baths all for 5M!

My thoughts are that you would need more than 5M for a single maisonette. According to the estimates I have seen here with A4architect and others you need about Ksh.40k per m2 (ex vat). This company claims to give you two maisonettes (they say total area is 322 M2 which I assume is for both i.e ~160M2 each) each with 4 bedrooms and 2 bathrooms. This works to exactly Ksh.15,530 per m2.
I just had a look at the company's website and they say they use hydrafoam?? I'm not familiar with this technology but from what I could gather it's earth/cement mixture...
I don't know whether to get excited about owning a house on the cheap or to be wary of the deal.
