Watamu beach plots 2.5M -- 0.25 Acres

There is parcel of land located on second row from the heavenly Watamu beach that has been subdivided for sale. Each of the resultant plots touches an access to the beach with the furthest plot being not more than 500 Meters from the beach.
The plots are directly opposite renown beach hotels and are currently priced at Kshs 2.5 Million each (negotiable) Each of the plots has a separate Title Deed (freehold)
Anyone familiar with this area? Is this a good deal?

What is the plot size.
Could be genuine, and 2.5m looks on the higher side

@ majimaji, The plot sizes are approximately 1/4 of acre = 0.1 HA.
Note that the plots are not directly on beachfront but second row from the beach.
