Hi wazuarian, What is your take on this land? it is going for 605K for 5 acres. Is it a worth investment?

You should ask yourself why is it soo cheap.Coz its useless.Whoever has put it on sale is out to tempt you with the low price so that you pay quick.Shame on you Shame on you Shame on you

1. live stock keeping and rearing
2.bee keeping
3.speculation

decide if this will earn you about 12% by the end of the year ..my take its not worth it

From this website it was 400k a few months ago? Maybe Kitengela has become too expensive and folks are moving further. I know there is a bypass coming up there.

Alow me to say, elangata wuas was going for 275k for 5 acres some time 2011 to last year, then safaricom sacco put up for sale 5 acres for 375k some time october 2012......this feb they put up 5 acres for 600k, thats 120k per acre......in short in the past approx 1 year land in that region its moved from 75k/acre to 120k/acre......thats more than 12% and with the asking of 650k its approx 130k/acre....in a year someone shall pay 200k/acre for that same parcel
For purposes of full disclosure I bought a parcel without visiting that place

Do we have anyone who has visited this Elangata area, may be he can share some photos of the area too...including the bypass coming up there.
