2m for Uthiru Plot - Good Deal?

Great minds of Wazua, I need your views on this one. Someone is selling me a 50 x 100 plot in Uthiru (Kagondo) off Muhuri Road (Nairobi side as opposed to Kiambu side). I have asked around and heard quotes ranging from 2.5 to 3.5 million. Leads me to think his offer price of 2m is a good deal. Those in the know, what do you think? I am looking to build my own house there sometime so any advice about that is welcome as well. Thank you. The way flats are coming up in Uthiru/87/Kinoo/Muthiga Area. Have a property on the Kiambu side which was homely when i purchased it in 2007 , 1km from Total 87, nimeenda hapo nikapata flats everywea.

@Muheani, I think it will be. There's already a Bungalow to the right and another house to be constructed to the left. In the back there's a stream and a road and not enough space between them and the plot to squeeze a block of flats IMO. Ni mashambani proper. Kiuru is way more built up. Learn first to treat your time as you would your money, then treat your money as you do your time.

There's another 100 x 100 plot also that is going for 6.5m. I asked the fellow if he could hew out 50 x 100 for me. He said the authorities no longer give title deeds for 50 x 100 on the Nairobi side anymore. Ati ukitaka hiyo uende Kiambu side. On the NBI side you have to find a pre-existing 50 x 100. Any truth in that at all? I ask because the plot I am talking about hasn't yet been carved out yet either. He's unwilling to sell more at this point Was rather hard getting him to sell that one to begin with... When someone puts up a concrete wall round 4 acres or so that's proof enough that he's serious. Just drive down and you'll be amazed. Did you know that that road of 87 (Muhuri road) goes round to the by-pass? BBI will solve it :)

I dont think it is a wise thing to do if you want to build a home. those sides of uthiru are getting congested and you will need space for your children to grow up. its better to move quite far from town if you are considering a home because the land is cheaper and the neighborhod is quality. Rongai or Ngong is not a bad place

@babachemu, Rongai looks way more congested than the area I am talking about. Check it out even on Google Maps and see for yourself. If and when it gets flats-infested the land prices will sky-rocket and I could relocate then. Just the same, what is the going rate in Ngong? @seppuku, If you intend to speculate on this plot, as in to hope that the price will increase then you release it to the market, that could be better. But from a professional point of view, speculation is what is making land prices in Nairobi skyrocket. We recommended that undeveloped lands should be taxed so heavily so that people can avoid speculation. Back to your issue, in Ngong, you can get 1/4 acre with that amount, and the place is cool and very comfortable. In the next 10 or so years, Uthiru will be so chromed, so i would advise you to opt for Rongai or Ngong.

May I please know if you bought the land along Muhuri road and how the area is now.
I gather the road is to be rehabilitated and tender has already been issued. I live in Kinoo and would consider buying a residential land along Muhuri for future development.
What is being constructed at the huge walled site opposite Senate Estate? Are those apartments or an industry.
Would love to hear from you.

A buddy paid a 1M deposit for a plot the same size, same place only to realise the property had multiple cases in court, title deed was already cancelled...
