with 1.5 milli bony chest

To borrow the bony chest line from one wazuan, what does someone do with 1.5m loan- I will have this money ina few months time and torn between buying an 1/8th in kitengela or about 4 acres of averagely fertile land in Kitale. I am keen on investing where I can make some income ok not also oblivious of the reality of land appreciations rates esp in Nai county. Any ideas/alternatives from the ever resourceful wazua? The Kitengela plan is for a home. I suppose your proposal is business - buy, hold for some yrs- then sell at a profit. Which is the best alternative?? If I hold the say 3 plots I can buy @500k per plot for 4yrs and sell, will I still be able to afford like an 8th in say chuna neighborhood? Yes.I meant business.I mean places neighbouring the so called Longonot gate,Thika Greens etc.You can also look at Namanga where a one stop border post is coming up.The trick is buy a sizeable portion,sell part of it when it appreciates and use the proceeds to jumpstart your development on the remaining portion.If you are adventurous enough,you could consult @young and try Kampala or Entebbe.

Put 1 million into a high yield fixed deposit account [eg stanchart] and komboa shamba kitale with the balance. plots za kitengela hazitaisha til about 30 yrs or 60 yrs.

If I bought a plot for 1M now, it will certainly fetch more than 1.1M afta a year, that is more than 10% 'profit'. Can the returns from the acc exceed 10%? Your plan were my initial thoughts, but again am looking at buying a plot for a home at 1M, and thinking it wont be such a good place esp in Nai. I am also thinking I would rather rent and start an income generating project, than buy a plot for a home which I may not move in say in the next 5 years, plus the place may be very far yet I will have pushed in quite a bit. That is my point exactly, the profit from the fixed acc will possibly be equal to the interest paid on the loan. Even at 12%-my sacco did 11% this year-, the returns out of 1M is 120K which,is still less compared to the value land can appreciate with, in the same year. Look it this way: Buy the plot 1 Million today after one year 1.1M but can you sell the plot immediately and take opportunity of another deal or investment-selling a plot is not easy. Two,1M purchase,200K fence how long will it take you to get about 1.5M to construct. Third plots,cars,nice suits,beautiful ladies are not bought by first loan but generation from a profitable venture.

More concerns about the kitale plan is on price of the produce/weather.
