How to replace lost title deeds

hi wazuans

sometime last year i was robbed and among the documents i lost were two title deeds. would someone in wazua advise me on to replace them (the easiest way please and any pointers for how to expedite it).

when i bought these places it took over 7 months to get the titles chaned to my name. i am wondering if replacing them will take as long.

No short cuts for title, l believe you have to go thro' the courts.

1. If you loose a Title Deed or Certificate of Lease, report to any Police Station where you will be given a Police abstract showing that your Title Deed is lost.
2. After reporting to the Police Station, go to Lands Office and apply for a search of the lost Title Deed to ascertain status of the land from when the Title Deed disappeared.
3. Then contact a Lawyer to write a statement through an oath (swear affidavit) explaining how the Title Deed disappeared. In our statement you will commit yourself that if you recover the lost Title Deed/Certificate of Lease, you will take it to the District Land Registrar.
4. You will then take the Police abstract and the statement to the District Land Registrar who will prepare a draft notice to be published in the Kenya Gazette.
5. The registered owner of the Title Deed or Certificate of Lease pays preparation fee of Kshs. 400.00 at the District Lands Office. The notice on the lost Title Deed/Certificate of Lease will then be sent to the Government Printer for publication in the Kenya Gazette.
6. The notice states that another Title Deed/Certificate of Lease will be issued to the registered owner after 60 days from the date the notice is published in the Kenya Gazette.
7. After 60 days, the registered owner brings a copy of the Kenya Gazzette to the District Land Registrar. The Registrar approves if the process was in order before approving for the issuance of a new Title Deed/Certificate of Lease upon payment of a fee of Kshs. 125.00/=
8. The District Land Registrar enters in the Land \Register that a green card for the title deed and white card for the certificate of lease has been re-issued in the place of the lost one.
9. It is after the entries in the Land Register that the Title Deed/certificate of lease is sent or given to the registered owner.

Why do u want to send somebody on such serious issue?

i sent someone because I live more than 1000 km away from Kajiado and it is unlikely i will make it there on a working day any time soon

i finally got around to following the due process ie had an abstract, then got a sworn afficavit from lawyer, did a land search and was expecting the lands officer to forward the Notice to Kenya gazette as your advice states above.

Instead the guy has asked me to put an advert in both Nation and Standard, then cut out the advert page and take to him for him to forward the notice to Kenya gazette. Has anyone does thos before? how much does it cost?

True wazua spirit.

On a different note though matters land, i applied for a lease certificate in 2010 but misplaced the filling documents to chase up. I still got the allotter transfer form and allotment card but whenever i visit Ardhi house am told the file cannot be traced. Efforts from even insiders to trace the file has failed. Any help?

any help on the Daily nation and standard adverts? are this a requirement of the law everytime u need to replace a title deed?
