Katani Plots - Land Rates

I recently visited the Mavoko Town Council offices and was asked to pay land rates for the plots I have at Katani.

The plots have clean title deeds for free hold.

I would like some advice because I called the council last week and was told that they are charging for rates. I went there last Monday the tenth and paid for the last year and this year's rates.

Someone told me that they have been to Machakos Land Office and they were told that the plots are on free hold and the Mavoko County Council should not ask for payment of rates.

• Is this common practice?
• Is it legal for them to ask for money?

I will appreciate some advice.

And then we can complain that our plots do not have sewage, roads or electricity.

Do we pay rates for plots in Syokimau?
Syiokikmau is in Mavoko and not citeh council I believe!

thats the answer. you did not pay rates, you paid rent. Right?

-Land Rent: Paid to the Commissioner of Lands (on leasehold properties). This's a lease from the government & as you are a tenant, you need to pay for it eg on title indicated Kshs.1,000 p.a, etc.

-Land Rates: Paid to the councils under which the property falls, may it be freehold or leasehold. There4, go to Mavoko for Katani & have the rates calculated to pay

Does it mean that both lease and freehold land has some annual cost payable to the council ? someone please confirm
You will know that you have arrived when money and time are not mutually exclusive "events" in you life!

apparently, at least from the answer to the email enquiry i sent to mavoko council, all leasehold and freehold properties are rateable.
