@vky are you sure those houses can fetch 40k.
Am sure it still takes like 1.5hrs to get to the city in the morning. Langata and South B (excluding sq) go for that much.

I stayed at komarock for six years until I moved a few months ago and I can confirm that rents for three bedroomed houses were between 25 & 35k so with the new phase coming up rents will easily escalate past the 40k mark, I have my eye on two units in this new phase and it used to take me 40 mins. to get to town from komarock.

@pablo hfck is putting up 3 bedroom units in komarock ph 5, prices start at 6m when complete and rents can peak upto 40k/M,

40k/month is only 480k per year! If you minus running costs you earn at most 400k from rent..

Invest 6M in KCB and get 720k per year! With zero running costs...

Investing for rental income cannot compare to investing for dividends!!

@guru how did you get 720K per annum from 6M investments in KCB? Remember, it is currently trading at 24.

With 6M in cash, I will not even think of stocks if they do not guarantee more than 20%. I will simply negotiate with my bank for anything above 15% interest on fixed deposit. Depending on your strategy, there are many investment vehicles if you have the cash
