@VVS you honestly know people who have lent their families and friends money to buy property?? These people must have really deep pockets

Even if this were the case, the number of people taking out mortgages in EA is negligble..

Infact now that I think about it, Property prices are set to skyrocket after Ndungu's move on interest rates..

If anyone borrows money in the property market its the developers.. The hike in intetest rates will lead to the stoppage of many housing projects and thus reducing supply in the market..

Reducing supply in the midst of stable and growing demand will send prices through the roof!!

I faced the same problem with jubilee earlier this year with the 1:10 bonus..

Check the half year results and check if the shares were issued (share capital section of balance sheet)..

If they were issued check if you bought the shares cum bonus or ex bonus..

If you did buy cum bonus the bonus shares are on your CDSC account but may not be on your brokerage account.. you should then call your broker because its probable that they simply forgot to post the shares as was the case with me...

If prices rise, then the developers will re-start the stalled/shelved projects which will add housing stock within 12-18 months.

No profit warning but excuses galore!

Ati, the Two Rivers project was valued at less than their estimates! Haiya...! Look what happened in the USA... up, up & up then CRASH.

Unless Centum sells this land [they estimate it at 50mn/acre vs valuation on the books at 20mn/acre] immediately, they could be stuck holding it if the market crashes.

If Mworia is a stundent og Mc Fie, then he dint listen well. i have watched the annual accounts report of centum deterirate in standards so much under mworia that i think they total fail on disclosures.

u cant know what they have invested in.

you areNOT supposed to know what they have invested in . its an investment company .and they have to keep it top secret what they have researched ( hopefully) and invested in ..

5 yrs ago befor mworia, we knew evrything that centum was invested in. their strategies were clear. we knew even if they had 500 shares of crown berger. now they only show us figures. eg look in their page 30 of accounts. disposal of unguoted shares of kshs 111 million. what is it they sold?
disposal of quoted equity 1.6 billion, nini hio waliuza if their quoted nse shares walimaliza?
