Anyone with experience of roofing, give me pros and cons of:

Galsheet resincot vs versatile vs clay tiles vs decra

I'm looking at-
Cost implications (I'm on a tight budget)
Structural implications
Durability
Want to harvest water from roof.

Clay tiles beat all in that
1.They are cheaper than decra, more or less same cost as mabati
2.lighter than concrete tiles hence saving on timber truss

3. Very durable and become more beautiful as they age-they get a beautiful dark brown with black spots colour as they age

4.Made form natural clay so you can drink the water as opposed to decra, concrete tiles and mabati which contain paint which contains lead which is poisonous.

Stone-coated steel tiles are an expensive imitation of clay tiles so if you can get the real tiles, the better.

Is it true clay tiles take more mbao?
What do you lay below them? Karatasi or mabati?

clay tiles are lighter than concrete tiles hence the mbao can be spaced more further apart hence savings.

Clay tiles compared to mabati uses more timber since tile spacing trusses are closer than mabati supporting trusses.

Clay tiles have various designs, mainly the flat type or the curved half round or the spanish s type.

As long as the roof is kept at a steep slope e.g 30degrees, no leakage can occur hence no need for mabati underlay.

A common mistake people do is to lay tiles at a less steep degree[22.5 and below] hence leakages hence requiring mabati underlay.

@architect - I hope you are marketing the diamond house plan. Looks like a sure bet if it picks up in future. Apart from Family bank, which other financial institution is warming up to this idea? Are you also thinking of REITs?

Family bank had a similar idea but have shelved it -we had serious arguments with them over the Diamond house which were sorted out amicably regarding the concept.

Funny enough, this model is meant to enable more kenyans afford housing but has very few inquiries. The bulk of my work come from the upper class clientele who want to use the money-saving concept to build for rent.

I can see CMA is almost ready to setup REITs. But Ksh 1 Million is not pennies for Wanjikus to participate.

@cmk..decra is a brand name for stone-coated steel sheets. What this means is a normal flat mabati sheet painted with acrylic car body paint that has granules of sand inside to give it the rough texture.

Some Australian guy managed to patent this but Chinese and their ingenuousness have continued to supply the same quality all over the world.

What they dont tell you is that you can not use the water from these roofs to drink coz it contains chipped paint which contains lead which can cause high blood pressure on adults and brain damage on children.
Unless they prove that their paint contains no lead which will be a new invention.

i was planning to use this decra to reroof my house..i had earlier used box profile iron sheets but they no longer please me,also some fundis messed with my roof and it has been leaking of late.I was of the opinion that with decra's gauge 26,i would get a very strong roof,of course if done by a careful and very qualified fundi.

what alternatives do i have?clay tiles do not appeal to me.

about the water collected from the decra roofs? i have seen some guys drinking it??I hope you are right about this.

Also please enlighten me on the chinese alternative to decra and its quality plus durability and the aesthetic aspects.

@CMK, i am planning to use box profiles for roofing my little hut.... purely based on the budget am operating with. could you kindly share your experience with this roofing and why do you want to change. i would also appreciate some advise on the most eceonomical roofing material. Clay tiles are aesthetically appealing but thinking about the underlay and timber required it just doesn't match my budget

Box profile is okay so long as you roof when all works on the house are complete..i used the wrong gauge-30 as i was hard pressed for cash and my house still had some works remaining..when the fundis came back for facie boards and other works ,they stepped on the iron sheets thereby flattening the profile ridges,and when we later straightened the ridges,i noticed small holes had developed,and the gaps between the individual iron sheets had lengthened,thereby allowing water to drip onto the ceiling boards..if you can adjust your budget,i would suggest you go for a stronger gauge-e.g 26-28.

Thanks you very much for your response, i will definitely put this into consinderation.

My assumption is that the box profile is the most affordable nice roofing or is there any one with a different experience.
