I got an email from this guys with some proposal to join them so i could be able to acquire land cheaply. Are they good? This is their concept-

Their arguement is mathematically sound, but they have not convinced me that they are not con men.

There are some grey areas, they do not disclose their identities. Who are the owners, who are the directors, what is their antecedents, how long have they done this business? Who are their testimonials?

In real estate the easiest way to loose your money is to commit without doing due diligence. You have to make the assurance doubly sure, and do not be easily carried away by buying cheap plots.

From my point of view and from their analysis I am more comfortable in buying a plot at 400K from a well known commercial real estate agent as an investor, than buying it 200K directly from sources that might make me loose sleep or loose everything.
Afterall if after a year the market value is say 550K, that is fine with me .

In essense you do not really lose in real estate only the profit margin differs if you buy plots at prevailing prices in upcomung suburbs from well established commercial people.

This is my candid opinion.

Thanx for your advice. I agree with you that in buying land not being very sure is not an option.

What kind of an entity is this-PRIVATE LTD COY?COOP?SOCIETY?ask yourself.Unless they are calling you to own shares in their entity i am not sure you have any business financing someone else business.
