Super move. It 1. Makes Williamson focus on its core business, 2. Releases capital for use in the business.

One will argue that they will now be paying rent. But any sustainable business must be able to generate cash to pay fixed costs. Owning an office can mask a company's ability to sustain itself, but in rented premises, you will KNOW the outfit is in trouble the minute auctioneers put furniture on the pavement.

KCB, Safcon have gone this way.

Deal. You are indeed right. See my comment on the thread on "Agricultural Stocks looking Greener".

Mgt explained the rationale for the sale during the AGM. Proceeds will be ploughed into acquiring more land for their core business so expectation of a special dividend is MISPLACED. I even pressed them to confirm whether they would continue with their 15/= dividends in future years and they were non commital.

But, you can't blame us (shareholders) for enjoying the current ride when the rest of the market is in the state that it is!

Meanwhile, I reiterate my conviction that this company is still worth a lot more than the current share price. This goes for practically all agriculturals, and that's a FACT!

You lease it back! actually selling your building is a smart financial deal, large corporation do it all the time, they buy the building, furnish it, then sell it and then lease it back, some build it sell it and lease it back for use. The question is..... why do they do that? It is becuase of how IFRS and GAAP treat leases.... of course the company won't say so since it is part of accounting engineering!

It's 450mn. At 20% this is 90mn in Interest Income for 2012. Looks good!

BTW, WTK has moved to rented premises in Karen Business Park.

Why not use the money to buy out the remaining 60% of Kapchorua Tea........60% of 3,912,000 Kapchorua shares @ Ksh 150 per share (a 20% mark up on prevailing share price) would cost Ksh 352M.

Since they have been managing the whole company (Kapchorua), the acquisition would be very smooth (no lengthy due deligence etc).

That would leave about Ksh 100M for distribution as a special dividend to shareholders (about Ksh 10 per share).

The Williamson tea shares are overdue for a share split.A split by a factor of 10 would be logical to increase liquidity and lower the unit price per share.

The company has huge reserves (Over Ksh 4B).Keeping the funds from the sale of Williamson House without clearly explaining to the shareholders the intended purpose of use would border on the criminal.

@stocksmaster..WTK is a great company,the directors on extracting value for shareholders are a different story.In the next two weeks we will have the half year results to get a better picture.

@ cnn: What do they do with the huge reserves they are holding? Has management ever explained at the AGM?
