Anyone who knows the history of the land and ownership status of MOTHER TITLES of the parcels of land there and whether there are any issues with the land. I fear a syokimau in RUAI.

There is a kamzee there who's name is Mwangi Thuita who thinks Embakasi ranch is his personal property and the mother title(s)belongs to him. To him the shareholders do not deserve individual titles and they live in houses built in their plots at his own mercy. They have no real claims to the plots they've built in, as what they have are share certificates, which Mwangi Thuita seems to think are not proof that a certain plot with a certain plot number as indicated in the certificate belongs to a shareholder. A share just mean you could be allocated a plot anywhere after your plot has been given to someone else(double, triple allocation etc). He also believes that once you've bought land in Ruai you should guard it the way you would guard a rice paddy against birds eating the rice or put some structure to stake your claim and show that you really own the land. He is the Chairman and this are some of his qualifications: 1.Former Stooge and Sycophant of the late Muhuri Muchiri(Former Embakasi MP). 2.Illiterate 3.Self appointed Kikuyu elder. 4. Small time Mafioso ....AND GOD KNOWS WHAT ELSE.

Imagine that Kamzee said he would not just watch as the Former Nairobi Mayor attempt take the piece of meat(chairmanship) out of his mouth after his hired goons descended on Dick Waweru with blows during a shareholders meeting to elect new Directors and Chairman of the Embakasi Ranching Company. Those are the kind of people at the helm in the Company.

If you have never seen heartless men, trying dealing with Embakasi Ranching. I guess shareholders of Embakasi Ranching knows more than many others what impunity means. There were reports that one of the Land owned by Embakasi Ranching had issues. It was Block 136. This is the time for people to get the truth.

They are not keen on issuing titles because once they issue them they have no control anymore. It would mean their manipulations and hold on the land would come to an end and that's what scares them.

Why do councils take rates from people even when the land has issues or ownership is disputed?

talking of sewage reminds me of the city council land bought from embakasi ranching company in the area that's now under the management of Nairobi Water Company. The land is earmarked for expansion of sewerage pond area and that piece of land has been used to mint money from people the syokimau way. First they pretend they are settling squatters there and later on they start selling to other land hungry people who are issued with fake certificates. a plot is sold to more than 10 people: you buy a plot and once u fence, some youths steal your posts and sell them and the next day the same plot is sold to someone else. All this under the patronage of some politicians working together with their cronies to enrich themselves. Of late there are people subdividing land even in the area where the treatment ponds already exist, on the area between the ponds and the river that joins nairobi river, that space that the discharge channels from the ponds to the river are located. they say they have authority from some big man in the lands ministry and some big person in government. is this the kenya we want?

Kenyans its time to wake up. This business of buying land certificates from ranching companies and proceeding to invest millions of shillings without obtaining proper title deeds should stop. Doing a due diligence research is the first step towards owning a piece of land. Over the years, I have operated on the basis that if it does not pass the due diligence test, its not for me. Hence I have kept off all this mad rush to acquire a plot at whatever expense in and around nairobi. I urge all of those who are interested in real estate investments to read Robert Kiyosaki book titled ' The real book of real estate. He urges us to treat real estate investments the way we treat a real business, we must do a business plan, have principles to go by, gather a professional team of accountants, valuers, lawyers, architects etc. In kenya we take land issues in a 'kienyeji way'. Lets learn from Siokimau and move on Keeping it all in the family
