I would like to warn you about these plots.

1.They dont have title deeds so they are cheap but risky.

2.Due to lack of title deeds you need cash that will enable you put up a house immediately you buy them if you 'land bank'you will loose it to 'agents' who in most cases are well connected individuals who sell undeveloped plots to third parties.

3.Most of this plots have allotment letters held by several pple, nasty dispute arise from time to time.

4.The plots are not serviced,so be prepared to spend more cash in building the utilities & amenities by yourself they are prone to extortion from gangs and the city council.

5.Most of them are not even under the city council they are under a scheme which gives ballots and share certificate..thru experience I have see these schemes extort exorbitant fees in the pretext that they are handing over the scheme to the city council but in real sense the fees are fictitious and if you fail to pay they threaten you with auction.

But again it depends with the exact location along Kangundo Rd.
The very risky area in my opinion is anything to do with Embakasi Ranch.

Just after Ruai shopping centre towards Kangundo, there is a link road that is currently under construction which runs all the way to Utawala and joins the bypass at Utawala junction which will indeed open up the area. Most of the plots here are sold by Kamulu Housing and i understand the title will be ready by Dec. The plots here are in terms of Half Acre going for Kshs.600,000.

I feel its a good offer considering there is water supply, electricity and now the new tarmac road.

@Kenyan85 The area I was describing is btwn Umoja & Ruai... not past Ruai...I am not familiar with those areas although I have friends who have bought and settled in those areas(Kamulu,Joska,46)and apart from water problems they seem to be comfortable...and Yeah you are right the property prices in the area is appreciating very fast.

@selah I've also heard of the problems in those sides between Ruai and Town. I think Ruai, Kamulu and Joska can be quite a deal. They're progressing and water isn't much of a problem nowadays. The last time I was there I spotted 3 boreholes that provided piped water in the Joska neighbourhood. The community is really making progress. I remember transport used to be a problem but now there's even a new route (no. 38/39) catering for the area. Plus Ruai has KCB, Equity and Co-op Banks and a new big Supermarket. I also spotted Equity at Joska.
