What's the standard width of an access road when you subdivide land? Bought a plot and the survey sketch reads 9m but the beacons are at 6m. Seller claims it should be 6m.

I know road widths in subdivisions within Kitengela (Kajiando) should be 9 meters. I imagine there are bylaws that guide subdivisions in municipalities and could be different from one to another. If a seller claims the road is 6 meters, then demand original mutation from the lands office to ascertain the true width.

it depends on plot types and sizes. but the best subdivison shd be 9m. This is because in a road you need drainage, water, electricity and walkway. with 6m it will be difficult for all these, unless you are building a slum

Thanks Ndaragwa, the plot is actually within Kitengela. I have noted that what I was refering to as sketch is stamped mutation form, so its the right document, so i guess its indeed 9m.
