FIRST TIME BUYING LAND. (KITENGELA)

Hello good people,

As advised by wazuans on a previous post, i have found a piece of land that is within my budget. I have never bought land before. The piece of land (100 x50) is in Milimani area in Kitengela and is going for 450K. If any wazuans has bought land in Kitengela or is familiar with the area, kindly help me answer the following:

1. Is 450K a good bargain for Milimani area(Near KEBS.
2. Has any Wazuan dealt with FSBO kenya-Website-http://fsbo.co.ke/?
3. The SOP for buying land. How to determine if the deal is genuine

I can help you with 1 and 3. Firstly, to determine if a plot is well-priced, search for similar either online (dealfish, nsoko and the various other property websites). based on a quick search, it seems underpriced. Also, visit the actual location and speak with people living nearby. If its significantly underpriced, antenna should go up.
To determine if its a genuine plot, ask for the title deed number and take yourself to Kajiado Lands office where you can do a search. It costs Ksh500. Finally, don't pay whole amount in one go and maybe use a lawyer-drawn agreement if you are still unsure.

that price is suspisious if it truely is milimani. I know of Sifa far which is further up and 100 by 50 was in the region of 600k over a year ago. Do your own land search and do not complete payment until transfer is complete, ie the owner surrenders title to you (or your lawyer), finally use a lawyer in everything
our goals are best achieved indirectly

I do own a plot in Milimani near Vineyard. 100*100 goes for more than 2M. Call this property agent and tell him you looking for land at the place you have stated. You will be able make your own chargement. Call 0720346105

Be careful! that price is a con. Milimani pricing is about 1m for 1/8th - the last time i checked.

let me also use this post to request for information.

i recently went to check at some plots in ruiru...a place called Githunguri...on the ruiru bypass. The land is 4.5 km inside from the road. the ask price is 300k.

Anyone who knows this place? and the price range for the plots.
