then just give it an average of 25k per sq.m which works out to 8.1m for the total construction assuming that you will use average finishes and cheap electrical and plumbing fittings and accessories. The shorter the span of construction the better.

Hi good people,

Can someone give me a breakdown of the process of putting up a 3 bedroomed house,simple thing.

I know its a big ask but I am sure there's a contractor somewhere here with a bit of time to burn.

Kindly post the process from A-Z with material and labour needs for a standard hse with decent (not expensive) finishing.

Ideal process is a s follows:


Identify an architect (lead consultant)
Come up with a design brief (You and architect)
Site visit by architect - important as site features may determine/influence overall design
Come up with design upon consultation and input from both parties
Approve design after which architect picks other conultants (Engineers,surveyors,contractors etc)
Quantity surveyor produces bill of quantities (gives cost estimate of construction according to design) after input from consultants
After your assent of the above the drawings are taken for approval to city/county council
Once approved architect sends contractor to site to commence construction. (You may choose to work with your own contractor)
During construction architect to pay site visits to ensure construction being carried out according to plan or make necessary changes
Upon completion of construction city/council officers to approve - rarely happens
E & O. E.

To help you out in budgeting cost estimates for residential construction ranges from KShs 25,000.00-KShs 32,000.00 per square metre depending on the finishes.

You can do away with some of the above but absolute musts are pick an architect to do the design and also get your design approved.

Does anyone have estimates on the architectural both physical and structural. my plan is to construct a 2-4storey building for univ student hostel or apartments 1 and 2 bedrooms. I have plots at Annex campus of Moi univ,Eldoret. Do you know any Credible constructors that you guys have worked with. Any advise from people who are experienced in this? Its my very first project and as a lady,am afraid people will take advantage and overcharge me. Any helpful info will be appreciated
