Rank: Member Joined: 3/18/2008 Posts: 377		Hi Skerians, I am in the design process for 4 bedroom (approxmately 3600 sq ft) townhouse standing on half acre of land in Garden estate. The land has black cotton soil. I intend top start construction in the second quarter of 2009,where I will source for suitable contractor to oversee the assignment. I am considering buying all materials with the contractor providing labour and supervision of entire process. If i found suitable contractor I can outsource the entire process. I would like to get estimates of the total contruction cost although my tentative budget is 5m + or minus 10%. Please share any experiences,and also provide references of QS and contractors. Rank: Elder Joined: 2/27/2007 Posts: 2,768		to start with i think the floor area seems to me to be far too small for a maisonette. 3600sq.ft works out to be only 108sq.m for both the floors (downstairs and upstairs) meaning that each floor will have on average of 54sq.m. What amenities do you intend to have in the building? that is no. of bedrooms,toilets,bathrooms etc. NEVER TALK OF A RHINO IF THERE IS NO TREE NEAREBY - ZULU PROVERB *...besides, the presence of a safe alone does not signify that there is money inside...*

Rank: Member Joined: 3/18/2008 Posts: 377		Bro, Sorry was not on my desk. I am looking at lounge,study room,kitchen,bar,dinning,guest bedroom(self contained) and small store on the first floor. Seconf floor has 3 bedrooms (one master)all ensuite and family room. All bedrooms open up to balconies.
