Hi

Curious to know what a building like times tower costs at current costs of construction and if any one knows how much it was to build back then.

Also if any one knows the maximum height you can build to on waiyaki way?

The original times tower was to be 60 storeyed done in the current uhuru park at a cost of 200 million USD (NOV 1989) but with the environmental kel ele we had to relocate it to the CBD and this explains why its 38 storeyed al amlost a quarter the cost.

It all depends on how big your plot is. There are ratios which govern the number of floors on a building. The larger the plot, the higher you can go.

Very interesting. Who financed it GOK?

N.s.s.f is planning to put up a 38 storey building at their nakumatt lifestyle building at a cost of 2b,it should be however noted that the foundation and ground floors which consume much money are done.

the cost of constructing the new MPigs offices next to the existing Continental Building (brothel) is around 2.1B. The building is 27 floors high (including 3No. basements floors). It is to be built at the current car park (next to the brothel) which is 75m by 80m.

To (very) roughly estimate the cost of a building, Multiply the no. of floors by the approximate/average area of each floor. Multiply the product with an estimated 0.2m (usually 0.15-0.2m) for each floor slab thickness. That will give an estimate of the concrete to be used. (Note that most of the concrete is used in slabs and contribute to the high cost). The quantity of Concrete obtained is then multiplied by the rate price (currently around KES21,600.00 for class C25/20 concrete). The multiply the cost by a factor of 1.5 to compensate for steel, placing of concrete, formwork, walls (masonry/glass), columns etc.

Then multiply the product with a factor of 1.2 ( electro-mech works like lifts, lighting etc, Architectural works and Consultancy (U will need a physical planner, quantity Surveyor, Architect (the boss here), Civil and structural engineers and Electrical and Mechnaical Engineers. Nowadays, Landsscape architects are also needed)

EXAMPLE: Suppose we take Times Tower to be 32 floors 75mby 75m, THEN;
(32floors X 75m X 75m x 0.2m X KES21,600 X 1.5)X1.2 = KES1,399,680,000.00 = KES1.4B.

NOTE: THIS IS A VERY ROUGH ESTIMATE BUT CAN BE USED AS A PRE-FEASIBILITY STUDY ESTIMATE!

Ooh my!!!! Where did you get this information? Did you confirm it was from a credible source?

The name "Times" has nothing to do with Kenya Times Media Trust the KANU outfit that was to do the 60 storey complex at Uhuru Park. Times Tower was constructed to house Central Bank's operations but just before completion, many things had changed in the way central bank was to function and they noticed they they would not need to use the building. The name "Times came up after Central Bank Invited Kenyan's to suggest names for the building.

Not quite.

The building at Uhuru park [freedom corner] was to be KANU HQ + 5-star hotel. I don't think it was related to times towers.

Time Tower was initially planned as the new HQ of Central Bank. If you look at it closely you will notice design similarities.

Then 6 months to completion, CBK announced that they were not interested in a new HQ, they were happy with their current location.

So they invited the public to suggest names for the "building adjacent to CBK". There was even some prize money for it. They insisted that the suggested names should bear no relationship whatsoever to "Central Bank" or the letters "CBK".

They eventually picked on Times Tower and started looking for tenants - I think CBK owns the building.

KRA applied to take the whole building and moved from Community [now, the new Nairobi Law Courts] + NSSF buildings to their new home.

micasa - dfn. a person with assets (or who knows someone with) who will never get anywhere because he does not know the value of professional advice.

i am in that industry... this is how smart people treat us

the go to company x ask for a development proposal.. company x thinking they are the only ones.. give their proposals and conditions..

they go to company y and z looking for the same..

at the end of the day.. they compare the proposals...

are the proposals complete..
who has the best advice... what is the cost of that advice?

based on that they either negotiate with the person they are most comfortable with...

2.5 acres near any CBD is worth more than 200 M... why would you want to invest that from an armchair..????!!!

if i was presented with a 200 M plot i would approach it differently..

a properly leveraged development should deliver at minimum 1.4 billion worth of a building of which the owner should retain at least half.. worth 700 M... debt free and all cost of construction, related professionals, legal fees, taxes, stamp duty, interest costs paid up..

the rest is how i earn my bread...

@ dunkang... stick to renovations or dam engineering...

From Engineering point of view Dunkang has an idea of what he is saying... though very crude and needs a lot of refining to make sense.

I think it depends on who's building it. Chinese will charge you a quarter of what Mugoya will charge you and the quality will be 250 times higher.
