Hi Curious to know what a building like times tower costs at current costs of construction and if any one knows how much it was to build back then. Also if any one knows the maximum height you can build to on waiyaki way?

The original times tower was to be 60 storeyed done in the current uhuru park at a cost of 200 million USD (NOV 1989) but with the environmental kel ele we had to relocate it to the CBD and this explains why its 38 storeyed al amlost a quarter the cost.

It all depends on how big your plot is. There are ratios which govern the number of floors on a building. The larger the plot, the higher you can go.

N.s.s.f is planning to put up a 38 storey building at their nakumatt lifestyle building at a cost of 2b,it should be however noted that the foundation and ground floors which consume much money are done.

the cost of constructing the new MPigs offices next to the existing Continental Building (brothel) is around 2.1B. The building is 27 floors high (including 3No. basements floors). It is to be built at the current car park (next to the brothel) which is 75m by 80m.

To (very) roughly estimate the cost of a building, Multiply the no. of floors by the approximate/average area of each floor. Multiply the product with an estimated 0.2m (usually 0.15-0.2m) for each floor slab thickness. That will give an estimate of the concrete to be used. (Note that most of the concrete is used in slabs and contribute to the high cost). The quantity of Concrete obtained is then multiplied by the rate price (currently around KES21,600.00 for class C25/20 concrete). The multiply the cost by a factor of 1.5 to compensate for steel, placing of concrete, formwork, walls (masonry/glass), columns etc. Then multiply the product with a factor of 1.2 ( electro-mech works like lifts, lighting etc, Architectural works and Consultancy (U will need a physical planner, quantity Surveyor, Architect (the boss here), Civil and structural engineers and Electrical and Mechnaical Engineers. Nowadays, Landsscape architects are also needed) EXAMPLE: Suppose we take Times Tower to be 32 floors 75mby 75m, THEN; (32floors X 75m X 75m x 0.2m X KES21,600 X 1.5)X1.2 = KES1,399,680,000.00 = KES1.4B. NOTE: THIS IS A VERY ROUGH ESTIMATE BUT CAN BE USED AS A PRE-FEASIBILITY STUDY ESTIMATE!

Ooh my!!!! Where did you get this information? Did you confirm it was from a credible source? The name "Times" has nothing to do with Kenya Times Media Trust the KANU outfit that was to do the 60 storey complex at Uhuru Park. Times Tower was constructed to house Central Bank's operations but just before completion, many things had changed in the way central bank was to function and they noticed they they would not need to use the building. The name "Times came up after Central Bank Invited Kenyan's to suggest names for the building.
