REIT - The way forward?

Fellow Wazuan, I have been doing some bit of research on Real Estate Investment Trust. There isn't much info over the net. It's mostly from UK and Europe non from Kenya. I found only one company in Kenya offering these services but my calls to them went unanswered and their site seemed outdated. My question is; Is it the way forward in investment? Are there other REIT investment firms in Kenya? Is it something we need to look out for?

i seek clarity..

are you looking to invest for good returns... must it be REITS??

may be you are keen on property... so is it must that in your investment.. the REITS structure is defined??

i know lots of comapnies..whose assests list go up to the moon as property holdings...

you... being a stickler to american textbooks and magazines want to invest within a name...

on the other hand how much do you want to invest.. may be you have enough to invest in property in capacity as joint venture partner..


may be you are journalist who wants free information on how far the REITS legislation has progressed

Honestly, I don tsee why we are not giving more information on REITS on this forum for those of us who are interested in this kind of 'thought Centum can be considered as a 'REITs' but after researching it, I find that most of the real property it purports to own is registered in other companies which are said to be its subsidiaries (usually they say 'fully owned subsidiaries.' The legal implications of this arrangement has yet to be analysed as we do not know who the registered owners or coowners of these companies are. This makes it very difficult to know whether one is buying into an informal 'reits' or not when one purchases shares in centum. Let us have more information on this please

1st of all those two are fully fledged property companies listed on the Zimbabwe Stock Exchange. There are two others on the ZSE called Mashonaland Holdings & Zimre Property Investment. These companies make their living by; 1. Deriving rent from their property portfolio which includes Office, Retail (supermarkets/malls), Industrial (warehouses) & Residential. 2ndly, they have land banks (un-developed land) which they use as trading stock (selling plots, building for sale/rent) 3.some of them also invest in the stock exchange. My personal favorites/choices are Pearl & ZPI because their portfolio mix holds more Retail properties and future plans are more inclined toward Retail. ZPI has the least lettable space of the four but has a sizeable land bank of approx 1.07 million Sq.M. As @VVS posted once "..since I have no time for wet dreams" if u r interested on how to get onto the ZSE and own the shares of any of the aforementioned property companies...let me know.
