Hi,
Am new to this marvelous sitesmile . However am hoping someone can help me out alilSad . I have almost 5 acres of land laying fallow in Kitengela. But coz lack of capital, i haven't been in a position to do much with itBrick wall .
Any one kind enough to give me ideas. Any help will be gladly appreciated.

Posts above suggest "Uza Kidogo; Jenga Kidogo" - but this approach assumes that the place is ready for Kujenga at this time. Blackdiamond if I may ask, is the land in a place that is well developed, or near those mega flower greenhouses or near those 'imagined' universities or its in an area that yet to be developed. This information is useful to get helpful suggestions.

You can go in partnership with developer. They built flats with shops (ground floor) once its ready you keep some for you.

Regarding land you agree with them.

Go to villa care. They have joint venture companies where you go nto partnership with them and you put in your land as capital they get a loan from a mortgage developer develop, market and sell the properties. They also do all the hard work like sub divide, get approval for the development, be security for the mortgage companies etc etc
Once all is done you split the profit according to amount of capital you brought in.It is much better than dividing and selling etc.
Please note that this only works if area is prime and ready for development. If you are planning to develop a bush ...... pole sana.
The other plan is to divide the land and get a mortgage for the piece you want to develop and see how that goes as the other piece lies fallow and appreciates in value due to your adjacent development.

@ tony stark... it not that easy...

it also is not villacare.. but mentor ltd their sister company...

what happened in the past was that the presales market was hot.. this has ever since cooled off...

the process is called project structuring the resultant product is phasing... i.e.. how much of a loan can you get away with to develop an appropriate parcel of land.. or can you get an objective development partner

i am in this line of business... also worked @ villacare a long time ago ...

I have partners who do finance this sort of venture whereby you agree on ratios.For your case land will be you capital.
