i guess according to principals of land economics when you buy a sub-divided plot the price adjusts upwards, but it all comes down to your bargaining skills.... that is if you have viewed and liked the land

this land is also suitable for a group of like minded people like you, to buy then subdivide amongst yourselves.it makes business sense for the seller and the buyer.. the least area one can buy is 10 acres

Distance from the main road?
As someone asked are you subdividing the 30acres and is that cost included in the 900k? Or what do you mean by we have decided to not subdivide the plot further

the land there is about 40acres and we have decided to sell 30acres. we are not ready to subdivide the land further in to 1,5,10 acres.
we are only going to sell 20 or 30acres to an individual or groups.
900k per acre includes the cost of subdivision

this post has been here for quite some time
most of the emails i have received have been requesting me if i can subdivide the land for 1acre to 3 acre parcels

i have 2 proposals, i hope wazuans will be interested.
as i have said before the land is suitable for groups to buy then subdivide amongst themselves.
i have developed a scheme where a groups of 15 or more wazuans can invest in

1acre- 900k
1/2 acre 450k + 20k subdivision and approval fee
1/4 acre 225k +40k subdivision and approval fee
1/8 acre 113k +50 k subdivision and approval fee

you can also decide to bargain collectively which will drastically reduce the cost of all units depending on the size of the land you have requested


before i joined wazua as a member i was a guest for sometime. i have seen proposals like WAZUA SACCO, it all has to start somewhere.

there is now a possibility of creating
- WAZUA VILLAGE
-WAZUA RANCH
-WAZUA RETREAT CENTER
in this picturesque piece of land
all we need is to pull together and we can make it happen

this group is not necessarily for the purpose of buying my land.
if my land doesn't meet your expectations we can look for an alternative land.

I just saw the pics at the link and your description seems quite accurate; the land is really set at a point where you see Nairobi as if looking at the great rift from a vantage viewpoint. However, you have not provided sufficient details for us to make an informed judgement. Things like: - access road, electricity, development density, security, access to utilities like schools, hospitals etc.
