Kangundo road plots vs Kitengela

Please advice.

What wud you go for:
1. A residential plot (50*100) 3km away from Kitengela town along Namanga rd and 5km off the Namanga road. Asking price 275 k.

2. A commercial plot at Kantafu thats along Kangundo road, touching the tarmac (50*100)asking price 250k.

Chege I would go for the residential plot in kitengela. Expansion through mombasa road to Kitengela is reasonably well planned and the area is quite metropolitan

@Chege, depending on the objective:-

1. For long term speculation, I'd go for commercial plot anytime.
2. For immediate development I'd go for the Kitengela plot.

I can bet the one on Kangundo road had no title. And be careful, plots touching the tarmac are fetching a price higher than that...

I would go for Kangundo road plot, the rate at which that area is developing is astonishing secondly 5kms from Namanga Rd is quite a distance.

Thanks Guys, i didnt say that i already had one plot in the same locality in kitengela..Am going for the 2nd one and this kantafu plot came by,,...More advice pls.

Go for the Kangundo road plot if it is clean. The is a lot of activity going on on that area. But if I may ask on this plot, how far is it form Ruai shopping centre?

@ Petro.. The plot is opposite KBC boosters if you ever been to that side. MY estimation is 40 lms fro NBI am not very sure the distance fro Ruai.

A group of teachers funded by Mwalimu sacco buy land on Ruiru bypass and subdivide to members.
Right now the ones they have are selling at 370k.
They have a few that members have not committed themselves to buy which are sold to non members.
The beauty about it is that they still go for 370k even to non members.They sell to acquire funds to purchase the next piece of land which are going very fast.The plots are 50X100 and have titles or where they do not have titles you complete payment when its out.

I'm no land expert, but I was on Kangundo Rd this weekend for the first time, and my impressions are:

1. really very low level type of development there, crooked buildings, very sparse development.
2. Doesn't look very safe...
3. Hard to access even using the bypass.

Maybe I'm wrong....
