@Djinn,I'm with maich and slammers on this.ALL the auctioneers I know are thugs.They'll sell the stuff they find in there at low ridiculous prices.A good number of items are bought by these auctioneers who privately sell them at higher prices.Factor in also the auctioneer's fees which you wil have to bear as your tenant has vanished.And as maich warned, the guy could have carried off all his assets and thus you'll pay the auctioneer fees from your pocket just 4 breakin the door!

On the tenancy agreement is it a must for all tenants to have a written agreement with the landlord, what does the law say?

@ gadj, a tenancy agreement is very important. Otherwise a tenant might become a protected or controlled tenant who is protected by law in case of commercial engagements. In residentials, anyone paying below 2k per month is a protected tenant.

Any issues in such scenarios are normally refered to the Rent Tribunals which are not friendly to Landlords.

@gadj, it is not a must to have a written tenancy agreement for residentials.Commercial premises wil require written agreement or else it wil b a protected lease(in which case the tenant is protected by Business Premises Rent Tribunal).For residentials, @litro gets it right in that the rent amt makes it controlled only that the rent is 2500 not 2000.To increase it you need approval from Rent Restriction Tribunal...The 2500 was set in 1982, and to my view it's outdated.There were plans to make it 10,000, I dont know what came of it

....what proof does the guy have that he was your tenant?
...if none,tupa hio gasia yake inje.... but maybe the guy was one of the goons lying on langata road the other day??... do some paper work next time.
