Estimate on erecting a 4-5 storey flat

Some colleagues and i have been saving money in a chama for about 2 years and are interested in putting up some flats;

1) Roughly how much would it cost to put up one (4-5 floors) assuming each floor sits 5 units.
2) Is it better to contruct this work or do it ourselves

Please exclude the cost of land in your quotes.

U need to give us the type of units ......2br,3br,single rooms etc. Plinth area and finshes determine the cost.

Get professionals to do the estimate,u wont get any conclusive figures in such a forum,and with the way things are going,constrcn costs are bound to rise to where they should be as more develpoers will be complelled to adhere to the correct standards

Its cheaper to buy a well constructed flat in cash than build your own.for instance if u were to buy an old flat in Donholm or Tena and then do some improvements/renovation it would be much cheaper than buyin a plot in the same area and building the flat.

People forget those small small costs which come with construction e.g paying for security during construction,delays caused by lazy workers,travelling expenses to the site,airtime expenses when sourcing for material the list is endless.

My advice to you is u buy a completed flat at a reasonable price and save yourself the husle then renovate it.

for estimates with a high degree of precision,consider sourcing the services of a quantity surveyor...
