What clientele are you targeting for your hotel? Is it high end,middle class or budget travellers and drivers?
If the first class,then the gym and meeting room would make perfect sense because those are people who would come over for meetings and then head down to the gym to either relax their muscles or vent their frustrations of deals gone bad on your machines... and at the end of the day,pay good cash for using your facilities. You can even throw in a massage parlor and spa while at it..
If targeting middle class, all they ever want is some level of comfort. Charge them a good rate,offer good services and gyms etc wont matter much to them. For this class,you would rather have a swimming pool and a classy pub in place of a gym..
As for the budget and drivers,they probably would give you lots of repeat business and referals,but your rates have to remain low and if you're looking to make huge profits in a short span,this isnt your group. And no,the gym is a no no...
In a nut shell... gym,meeting room,laundry,spa..etc depends on whom you plan to target. That should be your 1st plan of thought even before you get down to anything else
