Thanks Vin.
I can give my experiences and ways to get value for money. Cannot substitute the architect or engineer.

@blaqlegend Organisations can pay 6% for architectural services, personally I do not see how I can pay that much for the service. I.e. 300,000/- for a 5M house?

Just my opinion.

For a kawaida house yes. but for a serious house its better to get a professional. thats why we hear of this or that house collapsing.

The subject of fees is always sensitive,of course everyone lives(and constructs) within his/her means.
However i believe there's a minimum one cant exceed hence the basis for Cap 525.
you will always get what you pay for...indeed some clients even pay 10% to ensure they get the best service from the Architect...Its a choice.

Undercutting is rampant but with the new Construction Bill and proposed amendments to Cap 525,things will change soooon!

Indeed in Tz The Registration Board plus TRA are now inspecting all sites to check;
1. the building works plus the signed contract to weed out unprofessional practices like undercutting and quacks posing as registered professionals.
2. ensure Tax compliance by both developer and professional.
***3. In kenya such measures would also tame money laundering in Real estate since from the above details TRA or KRA in our case would then question the source of funds for the development. Indeed KRA has already started doing background checks on some big developments.

however as Pablo says experience is invaluable in cost control and planning construction works.
@ Pablo what fee do you find reasonable for paying an Architect for a Ksh 5M house?
lets indulge.
