based on black cotton soil excavation n.e 1.5 m--KShs 30,000/m2
The duplex should cost you 24,000 -30,000/m2*167.28 = KShs 4,014,869 -
KShs 5,018,587
Cost includes mechanical and electrical installations.
Contractor supplies labour and materials.
